Expanding a prominent franchise into a newly subdivided retail unit requires precision code navigation. Canadian Blueprint partnered with franchise operator Keith Chalmers to deliver the complete architectural permit drawings, life-safety compliance, and accessibility design for the 957 SF Great Clips salon at Guildford Village in Surrey, BC.

The Challenge

The project site—Unit C103 at 15679 104th Avenue—was created by demising an existing larger commercial retail shell into two separate lease spaces. Original municipal records lacked clear documentation for the newly constructed demising partition dividing unit C103. The City of Surrey Building Division mandated rigorous proof of a continuous 2-hour fire-resistance rated assembly, along with strict compliance for universal barrier-free washroom clearances and egress travel distances in a high-turnover service occupancy.

Technical Scope of Work

Our team executed the complete commercial tenant improvement drawing package across 5 comprehensive Revit sheets (Drawing Set 230330-E):

  • 2-Hour Fire-Separation Demising Wall: Specified and detailed ULC Design W453 (2 layers of 5/8" Type X gypsum wallboard on steel studs) ensuring continuous vertical and horizontal fire and smoke isolation between adjacent tenants.
  • Barrier-Free Universal Washroom: Engineered layout per BCBC 3.8.3.6, validating required turning radius circles, grab bar structural blocking, sink clearances, and self-closing door swing geometry.
  • Reflected Ceiling & MEP Coordination: Mapped integrated 10'-0" T-Bar ceiling grid, flat-panel lay-in LED lighting, track task lighting for styling stations, emergency egress fixtures, and supply/exhaust air diffuser locations.
  • Plan Checker Resolution: Addressed municipal deficiency items directly with City of Surrey plan checkers, confirming Architect exemption parameters for this tenant improvement scope.

By front-loading the ULC fire-separation details and coordinating all life-safety and accessibility requirements on Revit sheet sets, we eliminated municipal delays for the franchise operator. The salon opened smoothly at Guildford Village, providing high-volume haircare services to the Surrey community in a fully compliant, barrier-free environment.
